ARENA PLAN
COMMISSION
FEBRUARY 7, 2005
PRESENT: Bob Murphy, Eric Drachenberg, Cheryl Schmidt,
John Wright, Dave Lucey, Wayne Schutte, Dee Swenson, Bill Gauger, Mark Hottmann
OTHERS: Laurie Ziebarth, John Halverson, Jack
Tredinnick, Jack White, David Meinholz, Nate and Candy Parrell, Jim Corcoran,
Ron Berg, Phil Roberts, Steve Sawle Jr and Sr
The
meeting was called to order. Drachenberg
moved to approve the minutes of the January 3, 2005 meeting; Lucey seconded, motion
passed. It was noted Terry Carney’s
driveway on Amacher Hollow will meet township standards.
1. Jack Tredinnick, presented a proposal for a 33 acre land
division and rezoning request for a future building site off Blue Ridge Road. This will be the second building site on the
property, one is remaining. Lucey moved
to approve the land division and rezoning from A1 to AR1, Gauger seconded,
motion carried.
2. Jack White would like to create three lots on Hwy 14 on the
Earl White property. The proposal will
need a subdivision at the county level since the parcels are less than 5 acres.
An existing driveway to one of the two existing homes will be used for the
third home.
3. David Meinholz was present to find out if an 11.033 parcel
on Zwettler Road
is available for a building site. The
parcel was rezoned to AR1 in July 2002.
The property is currently in the MFL program.
4. Nate and Candy Parrell are purchasing 40.5 acres on Helena Road (Tom
Richgels property). The farmland and at
least one building will be rented to Hartungs for ag use. Parrells questioned what can be done in the
remaining buildings on the property without a change in zoning and if a
building site could be allowed. The
Commission reported that a building site will not be allowed as the building
site with the original 45 acre parcel was sold off last year. Murphy will check with the county to see what
will be allowed.
5. Jim
Corcoran owns 49 acres on the north side of Mellom Road and would like to put a
driveway and building site on the property.
An onsite inspection for the driveway and building site will be held.
6. Ron Berg would like a land division for a 5 acre parcel to
build a home off Blue Ridge Road. Berg stated the parcel can not be worked up
at the same time as the other farm acreage due to the conservation plan for the
property and it can not be farmed by large farm equipment. Lucey moved to deny the land division on a 5
acre parcel off Blue Ridge Road as the building site does not meet the current
Land Use Guidance Plan standards section A, number 2, Schmidt seconded, motion
passed with 6 voting yes (Schmidt, Lucey, Gauger, Hottmann, Swenson, Schutte)
and 2 voting no (Drachenberg, Murphy).
7. Work was done on the Smart Growth Plan.
The next meeting will be
held Monday, March 7, 2005
at 7:00pm at the Town
Hall. Schutte moved to adjourn, Swenson
seconded, motion passed.
