ARENA PLAN COMMISSION

MARCH 7, 2005

PRESENT: Bob Murphy, Cheryl Schmidt, John Wright, Dave Lucey, Wayne Schutte, Bill Gauger

OTHERS: Laurie Ziebarth, Don Winch, Nate Parrell, Jim Corcoran, Dawn Ingham

The meeting was called to order. Lucey moved to approve the minutes of the February 7 and February 14 meeting; Schutte seconded, motion passed.

1. Don Winch co-owns a 42 acre parcel on Blue Ridge Road and is planning to sell 32 acres in the future and keep 10 acres with the current home. The 32 acres would be sold to neighboring landowners. The 10 acre parcel would need to be rezoned to AR1 when it is divided from the 32 acres. In the future Winch would like to replace the home on the 10 acre parcel. The Commission agreed retaining 10 acres with the home site would meet the town plan, but noted the 10 acre parcel should be divided at the same time as the 32 acres are sold, so that nonconforming parcels are not created.

2. Jim Corcoran was present to discuss the driveway proposed at the onsite inspection. Murphy moved to approve a driveway permit for Jim Corcoran on Mellom Road (50 acres), Lucey seconded, motion passed.

3. Nate Parrell would like to rezone about 6 acres to B3, 34 acres AR1 on a 40 acre parcel off Helena Road with a conditional use for machine shop, equipment repair and inside storage. No vehicles or equipment will be stored outside. There are no building sites on the acreage. Schutte moved to approve rezoning on 6 acres to B3 and 34 acres to AR1 with conditional uses for a machine shop, equipment repair and inside storage, Schmidt seconded, motion carried.

4. Dawn Ingham, agent for Jim Foster, has an accepted offer for an already rezoned parcel B on the north side of Zwettler Road (Sec 12, T8N, R3E). A driveway permit is needed for parcel A and B, parcel B will have an easement on parcel A. Gauger moved to grant two driveway permits for James Foster, Lucey seconded, motion passed.

5. Fredericka Schilling applied for a building permit on a 60 acre parcel on Roelke Road. Murphy moved to approve the building permit for Fredericka Schilling, Lucey seconded, motion carried.

6. Gauger moved to approve a building permit for Gary Viney for a parcel off Foster Road, Lucey seconded, motion passed.

7. Work was done on the Long Range Plan for the Town of Arena.

The next meeting will be held Monday, April 4, 2005 at 7:00pm at the Town Hall. Gauger moved to adjourn, Schutte seconded, motion passed.
