ARENA PLAN COMMISSION

JANUARY 3, 2006

PRESENT: Bob Murphy, Bill Gauger, Cheryl Schmidt, John Wright, Wayne Schutte, Terry Denruiter, Dave Lucey, Mark Hottmann

OTHERS: Laurie Ziebarth, Ingmar Nelson, Vern & Evie Halverson, 12 others

The meeting was called to order. Gauger moved to approve the minutes of the December 6, 2005 meeting, Schutte seconded, motion passed.

1. Ingmar Nelson would like to build a home at the end of Loy Road on a 30 acre parcel with an existing driveway that will be shared with Frank Wegner. The portion of the driveway that will go to the new home will need to meet current township standards. It was noted a driveway maintenance agreement will be needed. Gauger moved to approve a building permit contingent upon the driveway meeting township standards, the zoning meeting county standards and receiving a copy of the driveway maintenance agreement, Schutte seconded, motion passed.

2. Vern Halverson would like to rezone 12 acres he owns off Loy Road from A1 to AR1. Gauger moved to approve rezoning on this 12 acre parcel along with a residential driveway permit contingent upon receiving a copy of the variance for additional users on the driveway, Lucey seconded, motion carried.

3. Vern Halverson is planning to split 130 acres located off Sweeney Road creating 4 parcels. Halverson will bring in the survey of the splits once it is created.

4. Possible township surveys regarding the residential density standard were reviewed. If the survey is not returned, it will be noted the taxpayer is not concerned about the issue. The survey should be returned by April 1, 2006 to be discussed at both the Plan Commission meeting and then at the annual meeting on April 11, 2006. A current township resident, not a taxpayer, could request a survey.

The next meeting will be held Monday, February 6, 2006 at 7:00pm at the Town Hall. Lucey moved to adjourn, Gauger seconded, motion passed.
