ARENA PLAN COMMISSION

May 1, 2006

 

PRESENT:  John Wright, Wayne Schutte, Terry Denruiter, Rod Anding, Mark Hottmann, Bob Murphy, Bill Gauger, Dave Lucey

The meeting was called to order.  Denruiter moved to approve the minutes of the April 3, 2006 meeting, Anding seconded, motion passed. 

 

1.  Logan Rue applied for a building permit for a 24.91 acre parcel off Roberts Road.  The driveway is already constructed.  Anding moved to approve a building permit, Schutte seconded, motion carried.

 

2.  Nate Parrell stated that after talking with the county, nothing can be done on his property off Helena Road without a conditional use.  Parrell is requesting conditional uses for pasturing, grain storage, wood storage, office use, machine shop, equipment repair, auction house, residential site.  Adjoining landowners spoke in opposition to the conditional uses for machine shop, equipment repair, auction house and the residential site.  The issue was tabled for a month.

 

3.  The Halverson zoning request for a 6.61 acre parcel from A1 to AR1 was discussed.  The Iowa County Planning Office had requested a portion of the adjoining acreage be rezoned AC1 to track the residential density.  Iowa County has now agreed that if over 40 acres is left when a parcel is split and rezoned AR1, no AC1 zoning will be needed.

 

4.  Robert Wolf presented a driveway permit off Blue Ridge Road.  Questions were raised regarding the initially agreed upon joint driveway to the two building sites (Jack Tredinnick property).  The first 50-100 feet on the Wolf property gives an easement to the adjoining landowner.  The Committee will try to meet with Jack Tredinnick this weekend. 

 

5.  Guy McCutchin currently has 2 acres zoned B2 on his property on CTH H and would like to change that zoning to residential.  The property is just short of 60 acres.  Schutte moved to approve rezoning on the 2 acre parcel to AR1 with the stipulation that if the buildings are sold the minimum parcel size will be 5 acres, Denruiter seconded, motion passed.

 

6.  Roger Emerson would like to split a 5 acre site from the Emerson property off Sweeney Road (81.28 acres).  He has a concern about the placement of the driveway.  The Committee will hold an onsite inspection on Friday, May 5 at 5:30pm. 

 

7.  Dean Swenson addressed the committee regarding the comments from the density survey and ideas for the township.  Discussion followed.  Schutte moved to recommend the density standard be left as it stands (1 per 30), Hottmann seconded, motion passed.

 

8.  Denruiter nominated John Wright for Chairman, Anding seconded, motion carried.  Wright nominated Rod Anding for Vice-Chairman, Schutte seconded, motion passed.

The next meeting will be held Monday, June 5, 2006 at 7:00pm at the Town Hall.  Anding moved to adjourn, Schutte seconded, motion passed.
