ARENA PLAN COMMISSION - unofficial minutes

OTHERS:  Steve Sawle, Ingmar Nelson, Tracy Halverson, James Berterang

 

 

The meeting was called to order.  Roll call was taken.

 

Anding motioned to approve the minutes from February 4, 2008 meeting. Schmidt seconded, motion passed.

 

Steve Sawle, Falmouth Farms & Stables - He has 22 lots with 659 acres of common property (outlot 1). Each property owner has a 1/22nd ownership in Outlot 1 which includes the Equestrian Facility and all farm buildings. One concern expressed by potential lot buyers is being an owner in the Equestrian Facility - they don't want to own a business. He would like to alleviate this concern by dividing outlot 1 into two outlots. The new second outlot (Outlot 2) would include approximately 115 acres, all of the farm buildings, the Equestrian Center and one residential lot (Lot 1). One buyer could purchase the entire Outlot 2 and build a home. The remaining 21 lots would stay at 2 acres and he would not change the zoning uses or overall density. The 21 lot owners would now own a 1/21st interest in Outlot 1 which would now be 544 acres (farm fields, woodlands). The 21 lot owners would no longer have an interest in or liability in the Equestrian Center business. The towns planned unit development calls for 640 acres and one owner. Wright does not recommend changing anything. Schmidt and Murphy suggested going back to the standard 5 acre lots. The plan commission suggested Sawle try to keep 640 acres with Outlot 1 to remain a PUD. Sawle will meet with Iowa County along with some of the Plan Commission members to discuss his plan.

 

James Berterang - Considering the purchase of Valley Motors on Hwy 14. Berterang is asking for a conditional use of 75 cars in front of the lot and an unlimited number in the back. He would also like to put up a new fence about 10 feet high. The Plan Commission needs to see the number of feet the lot is so they can make a decision on the number of cars to allow. Anding motioned to table the discussion unit the April meeting. Schutte seconded, motion passed.

 

Anding motioned to adjourn. Wright seconded, motion passed.
